The fixed fees quoted are calculated on the basis that:
• This is a standard freehold transaction where the title is registered at the land registry with no title defects;
• One contract is submitted by one seller
• The purchase will be on the basis of an unconditional contract and the property is acquired with vacant possession;
• The transaction is concluded in a timely manner and no unforeseen complications arise
• No indemnity policies are required. Additional disbursements will apply if policies are required.
• Land Registry application can be submitted on the portal.
How long will my house purchase take place?
The exact time it will take to complete the purchase of your property will depend on a number of factors, however, the average process takes between 8-12 weeks. It can be quicker or slower depending on the parties in the chain, for instance, if you were purchasing your first freehold home, already had your mortgage in principle and the sellers were needing to purchase alternative accommodation, it could take 6 weeks to complete.
Stages of the process
The stages involved in the purchase of a residential property vary according to the circumstances, however below we have noted some key stages of the transaction which are included within our fixed fee:
Investigating the title to the property, to include:
• Carrying out searches with respect to title and local government information for the property;
• Raising pre-contract enquiries to the seller's solicitors
• reviewing replies given by the seller's solicitors to pre-contract enquiries
• Negotiation of a purchase contract
• Negotiating a transfer document
• Advising you in respect of your mortgage offer
• Advising you on joint ownership
• Preparing a report on title to you
• Obtaining pre-completion searches
• Agreeing on completion dates
• Proceeding to exchange of contracts and notifying you that this has happened
• Arranging for all monies needed to be received from a mortgage lender and you
• Complete purchase
• Transferring funds by telegraphic transfer to the seller's solicitors
• Dealing with the submission of Stamp Duty/Land Tax return and payment of any tax due
• Dealing with an application for registration at the Land Registry

How long will my re-mortgage take?
The exact time it will take to complete the re-mortgage of your property will depend on a number of factors, however, the average process takes between 4-6 weeks. It can be quicker or slower depending on the circumstance, for instance, if you already have your mortgage offer in place with a high street lender, it could take 2-3 weeks

• Reporting to your new mortgage lender in relation to the property

• Advising you on joint ownership
• confirming completion date.
• Obtaining pre-completion searches
• transferring funds by Telegraphic Transfer to redeem your current mortgage.
• Dealing with an application for registration at the Land Registry

Indemnity Policies
If an indemnity policy is required for your transaction, we will make you aware of the same as soon as we are in a position to do so. The cost of indemnity policies range from £20 - £300, however can be considerable more dependant on the risk the indemnity policy is covering along with the purchase price of the property.

This depends on the purchase price of your property. You can calculate the amount you will need to pay by using the HMRC website if the property is in England or by using the Welsh Authority website if the property is in Wales. The links are below.

HMLR Fee
The HM Land Registry fee will depend on the value of the property being purchased but the current scales for purchase of a single registered freehold title are:-
- 0 to £80,000 £20
- £80,001 to £100,000 £40
- £100,001 to £200,000 £95
- £200,001 to £500,000 £135
- £500,001 to £1,000,000 £270
- £1,000,001 and over £455

Where possible we aim to offer a fixed fee for our services. However, if the case is unduly protracted/complicated an additional hourly rate will be applicable.
Due to the nature of legal cases, there may be occasions where unforeseen complexity in your case arises or the case requires additional work, we will inform you and provide a revised quote of costs.
